An owner of 16 commercial premises operating on a rental basis was dissatisfied with his previous management company. He frequently had to travel over from Italy due to problems with the collection of rents, lack of control of the expiration of contracts, etc.
At Black Fox Corporation, we offered him our insured administration service, to reduce and improve collection timeframes, to reduce incidents, and to minimize the need to travel back and forth to the island.
We conducted a study on each of the premises, detected a high risk of non-compliance concerning one of the occupants, and proposed the non-renewal of their contract. For the replacement of this tenant, we initiated a process of searching for a rentable profile who could be insured.
At present, our intervention results in:
- the customer receiving his rental payments regularly and smoothly
- the price of the service is significantly lower than that of the previous provider
- development of a preventive maintenance plan at the customer’s request
- request for offer to intervene other dwellings of the customer, located in the Canary Islands
